RESIDENTIAL HOME INSPECTIONS

 

Your home will be one of the most expensive investments most people will make. Once you have purchased your home it is too late to change your mind or ask for your money back. Even if you find something that was damaged after you last viewed your new home it can be a legal nightmare trying to get compensation. A professional home inspection can identify potential problems prior to purchasing your home.

 

A home inspection is a comprehensive visual inspection of your home. The purpose of which is to identify material defects on the exterior, the interior and major systems of the home. Major systems of your home would include; heating, plumbing, air conditioning, structural, electrical and the building envelope. There is no mandatory certification in effect for home inspectors. Many home inspectors are entering the market with little of no construction experience. CMHC recommends that you question any potential home inspector with the following:

 

How long have you been in business?

What are your qualifications?

Provide at least three references! One for every year they claim to be in business!

Verify all information prior to hiring.

What you can expect from your home inspection is a comprehensive report based, but limited to the following inspection items:

Interior - Windows, walls, ceilings, doors, steps, stairways, railings, counters, cabinets, water penetration, fixtures, toilets, tubs, sinks, vanities.

Plumbing - Water pressure, fixtures, faucets, showers, sinks, spigots, visible pipes, supports, functional drainage, water heating equipment and safety, vents, leaks, hot & cold flow.

Electrical - Service panels, amperage, breakers, wiring type, conductor materials, connections, conditions, compatibility, plugs, switches, receptacles, ceiling fans, G.F.C.I. operation, general safety issues.

Heating - heat pumps, furnaces, wall heaters, chimneys, flues, exhaust fans, vents, pumps, ducts, dampers, filters.

Cooling (Air Conditioning) - Central systems, heat pumps, evaporative coolers, air handler fans, operating controls, thermostat conditions, temperature split, filter conditions, general external conditions.

Roofing - Cover material type, surface conditions, flashings, valley seams, debris, drainage, ridges, hips, ventilation, penetrations, skylights, chimneys, turbine vents, gable vents.

Attic - Insulation type, clearances, framing, trusses, roof sheathing, ducting, wiring, signs of leaks.
